Here at Your Property Manager, we’ve developed a ‘seven step’ process for you to follow, so you know how the process works.
Although there can be lots of paperwork in the application process, our experienced Property Managers are available to explain the process to you and answer any questions you may have.
Step 1. Register online for our alerts
Enjoy the convenience of shopping for a new rental property from the comfort of your lounge room. Register online for the YPM Wish List using your name and email address, and enter your property criteria. If you are already a member, please click on the Login tab and log in using your registered details. Alternatively, call our office on 03 8512 0207 to discuss your requirements and register with our specialised Leasing Consultant.
Step 2. The search begins
You will receive an email alert with a selection of suitable properties as they are listed on the internet for lease. It’s that simple. This will give you the opportunity to attend the first Open for Inspection, or to arrange a private appointment with our dedicated Leasing Consultant. If you don’t have access to email, please discuss this with our Leasing Consultant and we will endeavour to call you if a suitable property becomes available.
Step 3. Property viewings
Acknowledging our prospective tenants’ needs, we endeavour to show properties at flexible times to suit you and fit in with work or other commitments. We hold mid-week and Saturday Open for Inspections. We also offer private appointments at mutually agreeable times.
Our offices are open 9am-5.30pm Monday to Friday, and 9am-1pm on Saturdays.
Step 4. The application process
Once you've identified and viewed a suitable property, we ask that all occupants over 18 fill in our Application Form, which can be downloaded from our website or collected from one of our property viewings. Our office processes your application form within 24 hours of receipt on a business day, subject to the successful contact of all referees. If your referees are contactable immediately we can, in most cases, process applications on the same day as receipt. Once processed, the application is referred to the landlord for final approval.
Step 5. Approval & documentation
Should the owner accept your application, we will notify you and prepare the necessary paperwork to form an agreement to be signed by both parties. We will email you these documents promptly in order for you to secure the property.
Step 6. Rent and bond
The first rent payment is required within 24 hours of your being successful application. The Bond is also required and is payable by bank cheque or money order on or before your commencement of the tenancy. Our office has a “no bond, no keys policy” (NO EXCEPTIONS), so it’s imperative that you pay your bond before we can hand you the keys! As per law in Victoria, your bond is held by a third party – the Residential Tenancy Bond Authority.
Step 7. Completion & key hand-over
Fantastic! You are now able to collect the keys and other documentation relating to your new home at a pre-arranged time from our Leasing Consultant (subject to payment of your rent and bond). You will be allocated your own dedicated Property Manager who will handle the day-to-day running of your tenancy. We try to arrange for you to meet your new Property Manager on the day you pick your keys up. If this doesn’t occur, your Property Manager will contact you shortly after you move in to see if you’ve settled in to your new home.
